Halfway between Aix-en-Provence and Marseille, the Gardanne basin has long lived in the shadow of its two larger neighbours. A former mining town now in the middle of reinventing itself, served by the A8 motorway and a direct train line to Marseille, it now attracts a different type of guest than central Aix: professionals on assignment, families wanting a central base to explore the whole region, and a growing number of owners who see it as a market that's still accessible. Gardanne: a town reshaping its image
Gardanne was long associated with its mining past and its coal power plant, now closed. The town has since transformed, driven by its university campus, its town-centre shops and its direct rail link to Marseille in around twenty minutes. For short-term rental, demand there comes both from passing guests and from professionals on assignment in the metropolitan area, with purchase prices still noticeably lower than in central Aix.
Gréasque: a Provençal village on a human scale
Gréasque keeps the charm of a genuine Provençal village: a preserved village centre, a slower pace of life, and the pine-forest and scrubland setting typical of the Sainte-Victoire area. It is an independent commune, with its own town hall and its own registration process for furnished tourist accommodation. We know the ground here from the inside, since it's where Elyos is headquartered: a concrete advantage for reacting quickly on a property in the area.
Meyreuil, Simiane-Collongue, Fuveau: the rest of the basin
Around Gardanne and Gréasque, several communes complete this residential basin. Meyreuil, bordering both Aix-en-Provence and Gardanne, combines easy access with a quieter setting than central Aix. Simiane-Collongue, nestled among pine forests and hills, appeals to families looking for nature less than twenty minutes from Aix. Fuveau, a little further south, benefits from the same A8 access while keeping a distinctly village character. Each of these communes is independent, with its own town hall.
A registration process specific to each commune
As with Venelles and Éguilles, Gardanne, Gréasque, Meyreuil, Simiane-Collongue and Fuveau each have their own town hall and their own declaration process for furnished tourist accommodation, separate from the declaloc.myprovence.pro portal used by the commune of Aix-en-Provence. Since 20 May 2026, every town hall in France must offer a registration process: contact the relevant commune's urban planning department directly to find out the exact procedure before publishing a listing.
A halfway area with a mixed guest profile
The Gardanne basin's main advantage is its position: not quite Aix, not quite Marseille, but less than thirty minutes from both. That makes it a popular base for guests who want to explore both cities without paying city-centre prices, as well as for professionals on longer assignments in the metropolitan area. It's a less mature market than Aix, with less direct competition between listings, which still leaves room for owners just starting out.
