Optimising your Airbnb listing in 2026: title, description, pricing and visibility

3 min read

A well-built listing makes the difference between average visibility and a full calendar. Here are the concrete techniques for every element of your listing.

Publishing an Airbnb listing takes five minutes. Building a listing that generates regular bookings at competitive rates takes several hours and ongoing optimisation work. Owners who spend time on each element of their listing — title, photos, description, amenities, pricing and booking settings — consistently outperform those who publish a standard page and wait.

The title: 50 characters to convince

Your Airbnb listing title is limited to 50 characters and must concentrate your three main selling points in this constrained space. Avoid generic phrases like \'Beautiful bright apartment\' that provide no distinctive information. Favour concrete details: precise location (Vieux-Port, Cours Julien, Mazarin), a differentiating asset (terrace, sea view, pool, included parking) and property type. An effective Marseille title: \'2-bed terrace Vieux-Port | parking incl.\' (40 characters, 3 concrete assets).

The description: inspire without overselling

The description must answer the questions guests ask before booking: what you have beyond the photo (atmosphere, view from inside, quiet or lively), what is included (linen, final clean, coffee, parking access), the limitations (no pets, no parties, stairs without lift) and practical location (walking distance from the market, 5 minutes from the tram). Be honest about limitations: a guest who arrives without bad surprises leaves a better review than one who feels misled.

Amenities: don't miss anything

Airbnb filters search results by ticked amenities. A guest searching for a property with a pool will not see your listing if you have not ticked that attribute, even if you have a pool. Systematically go through the complete amenities list in the listing manager and tick everything you have: washing machine, dishwasher, iron, umbrella in the hallway, smoke detector, CO detector. These details are part of the filter criteria used by a growing proportion of guests.

Pricing: the mistakes to avoid

The most frequent pricing mistakes on Airbnb:

  • Single rate all year: misses July-August peaks (x2 to x3) and events (Festival, Chorégies)
  • Rate too high in low season: creates a desert in the calendar from October to March
  • No discount for long stays: weekly and monthly stays are underused relative to single nights
  • Cleaning fee too high for short stays: discourages one or two-night bookings
  • No last-minute pricing: nights unbooked at D-7 are worth more at -20% than empty

Minimum stay duration: a strategic variable

Minimum stay duration is often set at 1 night by default and never changed. That is a mistake. In peak season, a minimum of 3 or 5 nights reduces turnovers, proportionally lowers cleaning costs and allows higher nightly rates. In low season, returning to 1 night maximises occupancy. Some owners apply dynamic minimums by day of the week: 2 nights minimum on weekdays, 3 nights on weekends.

Your annual listing audit

Do a complete audit of your listing once a year, comparing your page with the 5 top-rated listings in your neighbourhood. Compare photos, titles, descriptions, amenities and rates. This exercise often reveals a presentation or positioning gap that is costing you bookings.
