Airbnb around Aix-en-Provence: Puyricard, Venelles, Éguilles, Luynes

Aix's historic centre is no longer the only option. Puyricard, Célony, Luynes, Venelles, Éguilles: guest profile, rental potential and registration rules, area by area.

Cours Mirabeau, the Mazarin district, Old Aix: this is where most of Aix's Airbnb supply is concentrated, and also where the town hall has tightened control over short-term rentals most closely since 2024. As a result, part of the demand, and part of the owners looking for where to invest, is shifting towards Aix's northern and southern districts and towards neighbouring communes. Puyricard, Célony, Luynes, Venelles, Éguilles: these names come up more and more often in guest and owner searches. Here is what genuinely sets each area apart.

Why look beyond the historic centre

The 90-night rule for primary residences, tighter enforcement and long change-of-use timelines for secondary residences have made rental investment more constrained within Aix's historic perimeter. That does not mean the city centre has lost its appeal to guests, far from it, but it naturally pushes some of the supply towards less dense areas, where property is more affordable and administrative steps are sometimes simpler. For an owner still deciding where to buy, or where to register an existing property, these areas deserve a proper look.

Puyricard: the Aixois countryside ten minutes from the centre

Puyricard is a district of Aix-en-Provence, not a separate commune: same town hall, same registration number obtained via declaloc.myprovence.pro as for a property in the historic centre. What changes is the setting. North of Aix, among bastides, wine estates and hills, Puyricard attracts guests looking for quiet, more often families, usually on longer stays than in the city centre. It is also an area where houses with a pool and garden find buyers easily, at purchase prices noticeably lower than in Old Aix.

Célony and Luynes: between town and countryside, to the south-west

Célony and Luynes are also districts of Aix-en-Provence, located south-west of the city. Residential and quiet, a few minutes by car from the centre and the TGV station, they suit business stays well and guests who want to stay close to Aix without the crowds of the city centre. Demand there is steadier than seasonal, driven by professionals on assignment and families visiting the region.

Puyricard, Célony, Luynes: same commune, same process

These three districts belong to the commune of Aix-en-Provence. The declaration to the town hall, the registration number obtained via declaloc.myprovence.pro and the 90-night rule for primary residences apply exactly as in the historic centre. This is worth knowing before comparing a property in Puyricard with one in Venelles or Éguilles: the regulations are not the same.

Venelles: the fast-growing commune north of Aix

Venelles is an independent commune, with its own town hall, around ten minutes north of Aix via the A51. It has seen steady residential growth for several years, driven by families and professionals who work in Aix or Marseille but want a quieter setting and more affordable prices per square metre. For short-term rental, demand there comes mainly from professionals on assignment or working remotely, often for longer stays than a simple tourist weekend.

Éguilles: upscale and peaceful, to the west

Éguilles, also an independent commune, west of Aix, has a more upscale residential image: villas with pools, large plots, a sought-after setting. Airbnb guests there are mostly families, staying anywhere from several days to several weeks, often outside the city centre's classic peak tourist season.

One rule per commune: what changes outside Aix

The most important point to remember before investing in, or registering, a property outside central Aix:

  • Venelles and Éguilles each have their own town hall and their own registration process, separate from declaloc.myprovence.pro, which covers the commune of Aix-en-Provence
  • Since 20 May 2026, every town hall in France must have a registration process for furnished tourist accommodation: check directly with the relevant town hall which platform to use
  • The 90-night rule for primary residences applies across France under the Le Meur law, but each commune can choose whether to activate it and set its own enforcement
  • The tourist tax is set by each commune or inter-municipal body: rates can differ between Aix, Venelles and Éguilles

Before listing outside Aix

Before publishing a listing in Venelles or Éguilles, contact the relevant town hall's urban planning department directly to find out the current registration process. Do not assume Aix's process applies automatically: that is the most common mistake among owners with properties in several communes of the Pays d'Aix.

Which area suits which type of property?

A studio or one-bedroom naturally fits the historic centre or Célony and Luynes, driven by demand for short stays and business trips. A house with a pool and garden performs better in Puyricard or Éguilles, where guests are specifically looking for that Provençal feel away from the city bustle. Venelles sits between the two, with mixed demand from families and professionals, driven by its population growth and proximity to major roads.
